Why flat roof

Why homeowners choose flat roofing

  • Fixes ponding water at the source with tapered insulation and proper drains
  • White TPO and coatings reflect sun and cut heat gain on the floors below
  • Seams are heat-welded or torch-applied for a continuous waterproof layer
  • Works on additions, Florida rooms, carports and mixed-slope homes

Built to drain, sealed to last

A flat roof has to move water to a drain or a scupper, and every seam has to hold up under Florida sun and heat. Here is the general order of a TPO roof on a South Florida home.

  1. Sound deck

The old roof comes off, wet insulation and damaged decking are replaced, and the deck is fastened down where needed. Moisture trapped under a new roof can shorten its life.

In Florida On wood decks of homes permitted before 2002, code calls for adding ring-shank nails where the existing deck nailing falls short.

  2. Insulation and slope

Rigid insulation boards go down next, and tapered boards or crickets add slope where water used to pond. The goal is water that runs off within a day or two of rain.

In Florida Florida's code calls for at least 1/4 inch of slope per foot on new flat roofs. Re-roofs with less slope generally must still drain within 48 hours.

  3. Cover board

On many systems, a thin, dense cover board goes over the insulation and is screwed down with plates or glued, in a pattern set by the wind pressures on your roof. It gives the membrane a smooth, solid surface.

  4. TPO membrane

Wide sheets of white TPO are rolled out and glued or fastened down, and every seam is heat-welded into one continuous layer. We probe each weld after it cools. The white surface reflects most of the sun's heat.

In Florida In the High Velocity Hurricane Zone (Miami-Dade and Broward), the whole roof system must be approved for that zone, often through a Miami-Dade NOA.

  5. Edges and drains

Edge metal is fastened around the perimeter, and the membrane is flashed up walls and into drains and scuppers. Wind pulls hardest at the edges and corners, so they get the closest fastening.

In Florida In the High Velocity Hurricane Zone, edge metal size, thickness and fastening must meet a specific high-wind standard.

  6. Inspect and close out

The building department inspects during the job and at the end, and we close out the permit. We check that the drains are flowing.

General sequence only. Insulation, cover board, attachment and membrane choices vary by roof. Your proposal and permit list the exact products and product approvals.

Flat roofing questions
in South Florida

Why does water sit on my flat roof?

Ponding happens when the roof settles or was built without enough slope. We add tapered insulation or crickets so water flows to the drains.

Coating or full replacement?

If the existing roof is dry underneath and in fair shape, a coating can buy years of life for less. If the insulation is wet, it has to come off. We test before we recommend.

Which flat roof material is best for Florida?

For most homes we recommend white TPO or a modified bitumen system with a reflective cap. Both handle heat and UV well.

Do you repair flat roofs on condos?

Yes. We work with associations and property managers and can coordinate around residents.

What homeowners say

“The flat roof on our back patio had been patched multiple times over the years. Replacing it solved the recurring issues once and for all, and now we can actually enjoy the space again.”

“Our flat roof had become a constant source of headaches after every storm. Since the replacement, we've had several downpours and not a single problem. That's all I wanted.”

“We had a slow leak that only showed up during heavy rain. They were patient enough to track down the exact source instead of making random repairs. That made all the difference.”
