Roof Repair in Miami & South Florida
Roof repairs, often done the same week
Leaks, missing or cracked tiles, failed flashing and soft spots, found and fixed by a crew that photographs every step.
Most leaks start at flashing, valleys, roof penetrations or worn underlayment. We trace the water to its source instead of patching the stain.
You get before-and-after photos and a clear note on whether the repair should hold or the roof is near the end of its life. If a storm caused the damage, see storm and hurricane damage.
What's included
- Leak detection and source tracing
- Tile, shingle and metal panel replacement
- Flashing, valley and pipe-boot repair
- Soft spot and deck repair
- Flat roof seam and blister repair
- Photo documentation of every repair
Common roof leaks in South Florida
Tile roofs rarely leak through the tile itself. Water gets past cracked or slipped tiles and reaches the underlayment, which does the real waterproofing. When that underlayment wears out, we lift the tile in the area, replace the underlayment and reset the tile with code-approved foam or fasteners. See tile roofing.
Shingle roofs lose tabs in high wind, and older shingles crack and shed their granules. We replace the damaged shingles, seal them down and check the nailing and underlayment around them.
On metal roofs, leaks usually come from failed sealant, loose fasteners or the flashing at walls, skylights and pipes, not from the panels themselves.
Flat roofs leak at seams, around drains and wherever water ponds. We repair seams and blisters and find out why the water is sitting there, so the fix lasts.
Repair or replace?
A repair makes sense when the damage is limited and the rest of the roof still has life in it. A roof replacement is usually the better value when leaks keep coming back in different places, the underlayment has failed across large areas, or the deck is soft in several spots.
Florida's building code also plays a part. When more than 25% of a roof is repaired or replaced within 12 months, the whole roof generally has to be brought up to current code. Since 2022, state law exempts roofs that were built or replaced under the 2007 Florida Building Code or later. We check which rule applies to your roof during the inspection and explain it before you decide.
Permits and paperwork
Many roof repairs in Miami-Dade, Broward and Palm Beach need a building permit, depending on the size of the repair and your city's rules. When yours does, we pull the permit and schedule the inspection, and the photos of every step stay on file for you.

How fast can you come out?
Inspections are usually scheduled within 48 hours, and many repairs are completed the same week.
Will a repair match my existing roof?
We match tile profiles, shingle colors and metal finishes as closely as possible and tell you upfront if an exact match is not available.
Is a repair worth it on an old roof?
Sometimes. If the roof has years left, a repair is the right call. If not, we tell you honestly so you don't pay twice.
Does Florida's 25% rule apply to my repair?
It can. When more than 25% of a roof is repaired or replaced within 12 months, the whole roof generally has to meet current code, unless it was built or replaced under the 2007 Florida Building Code or later. We tell you which applies after the inspection.
Do I need a permit for a roof repair?
Often, yes. It depends on the size of the repair and your city's rules. When a permit is needed, we pull it and schedule the inspection for you.
What homeowners say
“We had a slow leak that only showed up during heavy rain. They were patient enough to track down the exact source instead of making random repairs. That made all the difference.”
“The tile roof repair blended in so naturally that my husband couldn't even remember which section had been fixed. That's a sign of quality workmanship in my book.”
“We wanted a second opinion after another company recommended a full replacement. These guys inspected the roof and told us it only needed a repair. That honesty earned my trust.”
