Why metal tile

Why homeowners choose metal tile roofing

  • Keeps the Mediterranean look your neighborhood or HOA expects
  • Much lighter than concrete or clay tile, which reduces load on the structure
  • Interlocking panels have no individual tiles to crack, slide or blow off
  • Coated metal reflects heat and resists salt air

The tile look, built in metal

Metal tile panels give the barrel-tile look at a fraction of the weight. Here is the general order of a metal tile roof on a South Florida home.

  1. Solid, re-nailed deck

The old roof comes off down to the wood, damaged sheathing is replaced and the deck is re-nailed to the framing. Every batten and panel fastener depends on this deck.

In Florida The Florida Building Code calls for ring-shank re-nailing of the deck on re-roofs of site-built single-family homes where the existing nailing falls short.

  2. Approved underlayment

An approved underlayment covers the deck, laid from the eave up with each course lapping the one below. It is the waterproofing; the metal tile on top is the armor.

In Florida Florida generally requires a secondary water barrier, often called a sealed roof deck, when the roof covering on a home's wood deck is torn off and replaced.

  3. Eave and rake trim

Metal trim in a matching color goes along the eaves and rakes. It closes the panel ends and directs water clear of the fascia. Whether it sits over or under the underlayment depends on the system.

  4. Battens, if used

Some metal tile systems are fastened to wood battens that run across the roof, on top of the underlayment, and others go directly on the deck. We follow whichever method the product approval for your roof requires.

  5. Metal tile panels

Interlocking panels go on in rows from the eave up, each overlapping the row below and fastened to the battens or deck at the spacing the approval sets. There are no individual clay or concrete pieces to crack.

In Florida In Miami-Dade and Broward, the panel system needs a product approval for High Velocity Hurricane Zone use, such as a Miami-Dade Notice of Acceptance.

  6. Ridge and hip trim

Matching ridge and hip trim covers the peaks and closes the top of every row. Like the panels, it is fastened at the spacing the approval calls for.

  7. Inspect and close out

The building department inspects during the job, often including the deck nailing and underlayment, and again at the end. We close out the permit, and you get the warranty paperwork.

General sequence only. Some systems use battens and some fasten directly to the deck, and edge trim details vary. Your proposal and permit list the exact products and product approvals.

Metal tile roofing questions
in South Florida

Does metal tile really look like tile?

From the street, yes. The panels are formed in true barrel and Spanish profiles and come in clay-tone colors.

Will my HOA approve metal tile?

Many South Florida HOAs approve it because it matches the tile look. We help you prepare samples and specs for the board.

Is metal tile more expensive than concrete tile?

It usually costs more than concrete tile up front and less than premium clay, but there is less breakage and repair over the roof's life.

Can you install metal tile over my existing tile?

No. We remove the old tile and underlayment, inspect the deck and build the new system from the deck up.

“Replacing our roof was something we'd been putting off for ages. Looking back, I wish we'd done it sooner because the house looks refreshed, and we no longer worry every time the forecast calls for rain.”

“I usually dread hiring contractors because communication can be difficult. This experience was the complete opposite. Every update arrived when promised, and I always knew what was happening next.”
